Ryan , we’re thrilled to have you on our platform and we think there is so much folks can learn from you and your story. Something that matters deeply to us is living a life and leading a career filled with purpose and so let’s start by chatting about how you found your purpose.
I love to teach, it is one of my life passions. That is why I teach things that I am good at; music, martial arts, and Real Estate! I began teaching music and martial arts in my early twenties. I had a love for teaching as it really gave me purpose. Nothing was more satisfying than seeing my students achievements in what I was teaching them. I started teaching Real Estate about 15 years ago. I was asked by my mentors to re-design their Real Estate Mentor program for BREIA. I reinvented that program over the years with the changes in the Real Estate market. Now, my 2024 Flip Coach Mentor program is completely up to date to the current Real Estate market. My program is based not only on my experience and knowledge from my own Real Estate investing, but a conglomeration of knowledge I have also received from my mentors.
Having a good Mentor Program is not just about the information and reflecting all of this experience, it is about relaying that information to my students. That is something I am very good at. You can be the most successful Real Estate investor in the World, but if they don’t know how to teach, they will not be able to help anyone learn Real Estate investing. You have to know how, and have passion and purpose in teaching others.
Let’s take a small detour – maybe you can share a bit about yourself before we dive back into some of the other questions we had for you?
Ryan Kuhlman is a seasoned entrepreneur with over 30 years of experience, specializing in the real estate industry for more than 23 years. Throughout his career, Ryan has established multiple successful real estate companies, including his current venture, Florida Homeowner Solutions.
In 2007 Ryan lost everything in the crash of the market. His properties were Foreclosed on and he had to declare Bankruptcy. This was one of his most difficult times. He lost everything including his car and only had $997.00 in his bank account. This was the 2nd time Ryan had to start over again due to circumstances out of his control.
By 2009 Ryan had already used his passion for Real Estate to get back on his feet again. He found BREIA, The Broward Real Estate Investors Association. The owners, Bill and Jan Leon were two very successful Real Estate investors. They taught Ryan about Wholesaling properties. Ryan became the #1 student in the history of the BREIA mentor program. In 2011 Ryan was asked by Bill and Jan to re-create the BREIA Mentor Program as they noticed he has a talent for teaching and educating as he was already doing for other students.
In 2013 Ryan and his business partner at the time purchased BREIA and WJL Financial from Bill and Jan Leon. So Ryan went from having $997 to his name to being able to purchase the companies that his mentors owned when they retired.
From 2018 to 2023, Ryan served as the President of the National Real Estate Investors Association, demonstrating his leadership and influence within the industry. As a dedicated real estate investor, Ryan engages in a variety of strategies such as wholesale real estate, fix and flip projects, and buy-and-hold rental investments.
Beyond his entrepreneurial endeavors, Ryan’s passion lies in teaching. For nearly two decades, he has been educating aspiring entrepreneurs and real estate investors under his brand, The Flip Coach. With a commitment to sharing his knowledge and experience, Ryan has mentored over 2000 students, empowering them to achieve success in real estate. His teaching philosophy emphasizes not only financial success but also making a positive impact by helping others — a principle that guides his professional ethos.
Ryan Kuhlman continues to be a driving force in the real estate investment community, known for his expertise, leadership, and dedication to education and mentorship.
With Ryan owning and running a successful Real Estate company, he can utilize his day to day operations to help guide others. Looking back, what do you think were the three qualities, skills, or areas of knowledge that were most impactful in your journey? What advice do you have for folks who are early in their journey in terms of how they can best develop or improve on these?

For those early in their journey, they have to learn not to give up! Perseverance is necessary to building any business. Mistakes will be made and there will be challenges put in front of them. Not giving up is a quality that doesn’t always come naturally. It is something you have to aspire to. It coincides with having a good work ethic. Life and happiness is not about just working hard. But having a good work ethic early in your career will give you the ability to enjoy life more and work less later in your journey. It begins with a lot of sacrifice and hard work, but then the business does the work and you get to enjoy the fruits of your labor.
Alright so to wrap up, who deserves credit for helping you overcome challenges or build some of the essential skills you’ve needed?
My mentors. I truly believe that it is crucial to have good mentors that you surround yourself with. Yes, you have to do the work yourself. You have to make the sacrifices. But knowledge is key and you dont just become knowledgeable without having a lot of experience. Making mistakes is one of the best ways to learn, as long as you learn from your mistakes. That is what a good mentor is. Someone that has gone through the motions, made and learned from mistakes, and because of that …..became successful. A good mentor is someone that not only has the experience themselves, but can relate it to teachable lessons that anyone can learn from.
