Megan, thank you so much for joining us today. Let’s jump right into something we’re really interested in hearing about from you – being the only one in the room. So many of us find ourselves as the only woman in the room, the only immigrant or the only artist in the room, etc. Can you talk to us about how you have learned to be effective and successful in situations where you are the only one in the room like you?

Being the only one in the room—that’s nothing new to me. In fact, I’ve built a brand around it. I’m The Land Lady.

I’ve learned that when you’re the only woman—or the only person who looks like you—in a room full of decision-makers, developers, or brokers, you don’t shrink. You own your space.

I walk in with confidence, not ego. I lead with preparation, intuition, and value. I know what I bring to the table—and I’m not afraid to bring my own chair if there isn’t one for me.

It’s not always easy. You do get underestimated. But the beauty is, I don’t need to out-muscle anyone. I out-strategize, out-listen, and out-execute.

I’m not trying to be “one of the guys.” I’m proud to be the only woman, the only Latina, the only mom, or the only whatever. I use that difference as my power, not my weakness.

Over time, you stop waiting to be invited and start building your own table—and then you invite others in. That’s what success looks like to me. That’s what The Land Lady is all about.

Thanks for sharing that. So, before we get any further into our conversation, can you tell our readers a bit about yourself and what you’re working on?

Absolutely! I’m Meg Hayden—real estate broker, developer whisperer, PTO mom, and unapologetically The Land Lady. I specialize in land, new construction, and creative real estate strategy. I don’t just sell homes—I help shape communities.

What lights me up the most is turning raw land into a real vision. I work closely with developers to bring projects to life—everything from small subdivisions to large-scale condo communities. I help with approvals, positioning, marketing, and ultimately selling out the project. I’m in the trenches from idea to sold—and I love every part of it.

What’s special about what I do? It’s the mix of strategy, intuition, and grit. I’m often the only woman at the table, and I use that as fuel. I lead with value, I ask better questions, and I look for creative angles others miss. I also don’t play by the old-school rules. I host launch parties, create custom marketing campaigns, and even shoot videos in costume if that’s what it takes to grab attention (yes, I’ve dressed as Wonder Woman to explain loan products!).

Right now, I’m really excited about a 16-unit townhouse development I’m working on called Phenix Falls. It’s set along the Pawtuxet River, and it’s not just beautiful—it’s smart. Buyers get to pick their finishes in partnership with Coventry Lumber, and delivery is slated for fall.

Beyond real estate, I’m building a movement. I lead a group called Financial Femmes, where I help female entrepreneurs talk money, strategy, and self-worth without apology. I believe in giving back, building wealth creatively, and helping people—especially women—realize they can own land, build empires, and stay soft while doing it.

The Land Lady isn’t just a brand—it’s a way of moving through the world with power, creativity, and community. And we’re just getting started.

Looking back, what do you think were the three qualities, skills, or areas of knowledge that were most impactful in your journey? What advice do you have for folks who are early in their journey in terms of how they can best develop or improve on these?

Looking back, the three things that have had the biggest impact on my journey are giving back, discipline, and meditation—and honestly, they all feed into each other.

First, giving back. I’ve always believed that when you give, you don’t lose—you multiply. Whether it’s donating part of every sale to causes that matter to me, hosting community events like the Sisterhood Swap, or mentoring other women in business, giving keeps me grounded. It reminds me why I do what I do. It connects me to people. And the energy you put out always finds its way back.

Second, discipline. This is the quiet superpower. When you’re building something big, motivation fades—but discipline carries you. From showing up consistently in my business, to working on long-term development projects that take years, to finishing the 75 Hard challenge, it’s discipline that pushes me through. If you want to grow, don’t wait to feel ready—train yourself to act regardless of how you feel.

And finally, meditation. I tell everyone: if you can control your mind, you can control your life. Real estate, entrepreneurship, parenting—it all comes with noise, pressure, and unpredictability. Meditation helps me stay clear, centered, and intentional. It’s the one tool that helps me respond instead of react. For anyone just starting their journey, I’d say: develop your inner world just as much as your outer strategy.

Build with heart. Lead with discipline. Protect your peace. That’s how you last—and that’s how you thrive.

Alright so to wrap up, who deserves credit for helping you overcome challenges or build some of the essential skills you’ve needed?

Honestly? Me. I’ve been the most helpful person in overcoming challenges and building the skills I needed to be successful.

That might sound bold, but it’s the truth. At the end of the day, no one knows what I’ve carried, what I’ve built, or what it took to keep going when no one was clapping. The most powerful shift in my life came when I stopped outsourcing my peace and started getting back to me.

Meditation has been the key. It’s how I reconnect with myself when things feel chaotic, uncertain, or overwhelming. It reminds me that I already have the answers—I just need to get quiet enough to hear them.

I’m a huge fan of Dr. Joe Dispenza. His work helped me understand that when you change your mind, you change your reality. His meditations gave me the tools to rewire limiting beliefs, visualize bigger, and become the version of me I was always meant to be.

So yes, I’ve had support—but the real transformation happened when I became my own support. When I chose to go inward, listen, and trust myself again.

That’s when everything changed.
