We recently connected with David Fan and have shared our conversation below.
David, so good to have you with us today. We’ve always been impressed with folks who have a very clear sense of purpose and so maybe we can jump right in and talk about how you found your purpose?
I didn’t start in real estate—I was pre-med, then moved into medical sales. Both taught me discipline, communication, and how to solve problems under pressure. But I wanted to build something of my own and create true time freedom for my family.
Private Money Lending was my first step. It proved that conservative underwriting, proven concepts, and clear communication could turn capital into steady, passive income. That opened my eyes. I fell in love with real estate—the luxurious designs, the impact on neighborhoods, and the chance to win by being transparent and conservative.
Today, my purpose is simple: help individuals and our capital partners achieve financial freedom while we create luxurious, high quality homes in North Dallas. I protect downside first, keep leverage tight, and share updates like I’d want to receive them. Raising and stewarding capital for luxury flips and ground-up builds is where my skills, values, and passion meet.

Let’s take a small detour – maybe you can share a bit about yourself before we dive back into some of the other questions we had for you?
I raise and steward capital for design-forward, ground-up luxury homes. Right now we’re building in areas north of Dallas such as Preston Hollow and Farmers Branch, where we combine high-end architecture and finishes with conservative budgets. The result: luxury quality at a low cost to build, stronger margins, and room for everyone to win.
We partner with a range of capital partners and groups, structure deals conservatively, and report transparently. Our partners enjoy passive, stable returns backed by real estate and multiple exit strategies—downside first, upside second. Beyond new builds, we’re expanding a portfolio of luxury furnished rentals to create steady cash flow and optionality across market cycles.
What excites me most about the future is scale with standards: repeating a proven model, block by block, without compromising quality or ethics. We’ll keep delivering beautiful homes that sell, and vehicles that let busy professionals participate in real estate without the headaches. Simple ethos: everyone eats—our buyers get exceptional homes, and our capital partners get predictable results.

If you had to pick three qualities that are most important to develop, which three would you say matter most?
1) Deal Sourcing + Conservative Underwriting
Good projects start with buying right. Look at lots of deals, pass on most.
Run the numbers for the worst case (total cost, timeline, exits). If it still works, it’s a winner.
How to build it: Chase off-market leads, study your comps weekly, and remember: profit is made at purchase.
2) Relationship Capital (Investors, Builders, Brokers, City)
Money and opportunities follow trust. The right people make hard things easy.
How to build it: Be transparent, send short clean updates, pay fast, fix mistakes quickly, and create win-wins so people want the next deal with you.
3) Capital Structuring & Investor Alignment
Match each deal to the right kind of money and protect principal first. Keep terms simple and payouts predictable.
How to build it: Learn the basics. Use standard docs and a steady reporting cadence so partners always know how and when they get paid.
Bottom line: Find the right deal, work with the right people, and run the plan with boring consistency. That’s how you earn—and keep—capital partners.
