Eduardo, we’re so excited for our community to get to know you and learn from your journey and the wisdom you’ve acquired over time. Let’s kick things off with a discussion on self-confidence and self-esteem. How did you develop yours?

I believe confidence and self-esteem are cultivated over time. For me, they are the result of nurturing self-awareness, having a clear purpose, setting achievable goals, and surrounding myself with supportive mentors. If any of these fundamental building blocks are missing, it becomes challenging to develop confidence, ultimately impacting self-esteem.

My journey began with the unwavering support of my family. Growing up, I knew that with a positive goal in mind, the right amount of effort and study, and my family’s steadfast support, I could achieve almost anything. Early victories, such as making and keeping good friends, graduating from high school and college, becoming a high-performance athlete, and achieving personal goals like learning new languages, were crucial in building my confidence. These experiences taught me that I could dream big and achieve great things.

However, life is not without its setbacks. Various disappointments affected my confidence, and I realized that it was often because one of those essential elements was missing. This taught me that the process of growing in confidence and self-esteem is ongoing. It requires continuous effort to nurture the building blocks that support you.

Today, I can see how my built-up confidence and self-esteem have allowed me to achieve my lifelong dreams of having my own family and creating my own consulting business. In my career, I assist clients in navigating the numerous complexities and uncertainties of today’s real estate market. By applying fundamental concepts and offering clear, knowledgeable guidance, I help my clients see the value I bring. This, in turn, builds their confidence in working with me and supports them in achieving their goals. To me, my career is a testament to my dedication and my built-up confidence.

Thanks, so before we move on maybe you can share a bit more about yourself?

My journey is one of continuous learning, embracing change, and never giving up. I have had the privilege of working in various countries and across different professions. My career has spanned roles as an architect, general contractor, investor, and for a decade, I served as the Development Director for a commercial real estate development company in Florida.

My professional journey began in Venezuela, where I earned my license as an Architect. With the support of my family, I further honed my skills in Italy, working as an architect for nearly two years. After completing my projects in Italy, I pursued advanced studies in the USA, obtaining a master’s degree in architecture, followed by certifications in Project Management and LEED for sustainable design and construction.

During this period, I worked at an architecture firm in Chicago. However, the 2008 economic recession led to widespread layoffs, including my own. This setback prompted my move to Florida, where I began working with a family friend who was a general contractor. Managing the construction of commercial and residential projects there, I gained invaluable office and field experience. Several years later, with the guidance of a mentor who owned the development company we were collaborating with, I joined his firm. This opportunity became a cornerstone of my professional development, providing me with extensive learning, networking, and growth opportunities. I end up managing the development and construction of $200M of commercial real estate developments across different asset types, mostly Hospitality and Class A office buildings.

Over the past three years, I have transitioned and created my own business, Excellence PMO LLC, working as consultant, Owner’s Representative and Construction Project Manager. In this role, I help my clients achieve their real estate goals, leveraging my comprehensive understanding of the commercial real estate industry from multiple perspectives. This diverse experience allows me to provide exceptional guidance and counseling to my clients, addressing the unique challenges their projects face.

Working as an Owner’s Representative is an exhilarating profession that immerses me in every phase of a project. From managing planning, financing and acquisition, to managing design, permitting, and construction, and finally oversee to operation and disposition, I am involved in the entire life cycle of a property. This comprehensive involvement allows me to contribute meaningfully at each stage, ensuring the project’s success. As a business owner, I find immense satisfaction in helping my clients realize their real estate visions. Each project is unique, and I enjoy the problem-solving aspect of my work. Seeing a project come to life and knowing I’ve contributed to its success is incredibly rewarding.

Looking back, what do you think were the three qualities, skills, or areas of knowledge that were most impactful in your journey? What advice do you have for folks who are early in their journey in terms of how they can best develop or improve on these?

To me, the most important qualities in my profession, and in any profession, are to stay humble, pursue continuous education and improvement, develop a strong network of friends, colleagues, and mentors to reach out to when needed, and cultivate excellent communication skills to clearly convey ideas and insights to clients. I believe those entering the real estate profession should strive to find a role model or mentor and work with them for several years to avoid costly and energy-draining mistakes for themselves and their clients.

Tell us what your ideal client would be like?

My ideal clients are business owners, developers, and GP fund managers who seek to build and grow a portfolio of properties while establishing a lasting presence in the markets they wish to enter and participate in. These clients are dedicated to building and nurturing long-term business relationships with the communities they aim to positively impact, as well as with all team members and stakeholders involved in their projects. When clients are committed to the long game, they typically exhibit strong values such as integrity, honesty, and business acumen. These qualities enable everyone involved in the venture to better manage risks and achieve positive outcomes.
