Meet Felicia Doring

We recently connected with Felicia Doring and have shared our conversation below.

Felicia, so many exciting things to discuss, we can’t wait. Thanks for joining us and we appreciate you sharing your wisdom with our readers. So, maybe we can start by discussing optimism and where your optimism comes from?

My name, Felicia, means happiness, mirroring my naturally cheerful disposition. It’s a classic example of the chicken or the egg dilemma.

My journey to the Tampa Bay area has been shaped from a rich tapestry of international experiences over the past 20 years. I was born in Australia where I lived until my 20’s and studied Psychology for Social Work at the University of Sydney. I then relocated to Tokyo, Japan where I resided for 7 years, followed by Miami for 12 years prior to finding home in St. Petersburg since 2020. Some would say I took the tourist route!

Throughout my life, I have been fortunate to be surrounded by remarkable friends and mentors whose optimism and entrepreneurial spirit have profoundly influenced my journey. You will quite often find that expats have an unwavering resilience and belief in finding the silver lining in every situation because we are so far from friends and family that there is less room for failure and an innate ‘thrive to survive’ mentality. Embracing the expat lifestyle taught me the value of maintaining a positive outlook, even in the face of challenges.

Fitness, specifically distance running, has been a constant thread woven through my life, and I apply the same goal-setting techniques I use in my training to my professional pursuits. The discipline I developed through running has been instrumental in fostering my optimism; it taught me that every step forward, no matter how small, contributes to a larger journey. I believe that a healthy body is a healthy mind.

Thanks for sharing that. So, before we get any further into our conversation, can you tell our readers a bit about yourself and what you’re working on?

I am deeply passionate about helping people turn dreams into reality by selling a lifestyle that truly resonates with people’s aspirations. As the Director of Sales for new construction high-rise developments,

I lead a dedicated team through the sales sell out process, from pre-construction to product delivery. Currently, we are focused on the exciting sell-out of Art House St. Pete by Kolter Urban—a stunning 42-story building under construction that promises to redefine elevated urban living.

I am blessed to work with an incredible team who I respect and inspire me. In 2023, our team achieved a significant milestone by successfully selling out Saltaire St. Pete, setting a historic record for the highest volume sell-out of any high-rise in the Tampa Bay area during its construction phase. Building on this success, we are thrilled to anticipate the upcoming delivery of Art House this Fall, will surpass the prior record sell out.

My journey in real estate has allowed me to collaborate with exceptional developers and work on innovative projects globally. However, my role transcends traditional sales; it’s about guiding buyers through pivotal transitions in their lives. I find immense fulfillment in being part of their journey as they embark on new chapters.

My career beautifully intertwines my passion for real estate with my background in psychology and sales,
enabling me to forge meaningful connections with clients and truly understand their needs and dreams. I am proud to work with and incredible team who continue to create extraordinary living spaces that inspire and elevate lifestyles.

If you had to pick three qualities that are most important to develop, which three would you say matter most?

Reflecting on my journey, three key qualities have significantly shaped my success: empathy, adaptability, and tenacity. With a background in psychology, empathy allows me to understand client needs deeply, building trust and rapport through active listening and insightful questions. This approach enhances my effectiveness in sales and ensures clients feel confident during their buying or selling experience.

Adaptability sets me apart, as my ability to adjust to new countries, cities, markets and local lifestyles is a skill which enables me to tailor my strategies to meet clients’ unique needs.

Finally, tenacity is crucial in maintaining performance under pressure; I view sales as a marathon where consistency and resilience foster long-term success and lasting relationships. Together, these qualities empower me to navigate the sales landscape effectively and provide exceptional client service.

Advice that I would offer to folks who are early in their journey, regardless of what it is, would be to embrace the unknown and trust that each experience contributes to growth.

– **Take Risks:** Embrace the uncertainties of youth. Mistakes are inevitable and often redirect you toward unexpected successes. Trust that one step back can lead to two steps forward, and remember that the universe often has a greater plan in motion.

– **Cherish Connections:** People will come and go in your life as you elevate your energy, but the impact they make, regardless of how brief, will stay with you forever.

– **Be Open to Learning:** Surrounding myself with inspiring individuals discussing their paths to success has been invaluable. Ask questions; they lead to insights.

– **Commit to Growth:** I always seek the silver lining in challenging circumstances, digging deep to find opportunities for growth and evolution.

– **Set Intentional Goals:** Be deliberate about your objectives. Intentionality transforms dreams into actionable plans.

– **Avoid Complacency:** Don’t settle into comfort. Stagnation stifles growth and blinds you to opportunities. As you evolve, some relationships may no longer align with your journey, and that’s a natural part of personal expansion.

Who has been most helpful in helping you overcome challenges or build and develop the essential skills, qualities or knowledge you needed to be successful?

Positive People. Being surrounded by individuals who radiate positivity has been pivotal in my journey toward success. Their energy empowers me to see opportunities where others see challenges, profoundly transforming my life in often unnoticed ways. Engaging with optimistic individuals motivates me and encourages creative thinking, allowing me to navigate difficulties with resilience and embrace new possibilities.

This supportive environment fosters a mindset focused on solutions and celebrates progress, no matter how small. The ripple effect of positivity creates a culture of collaboration, where setbacks are viewed as valuable lessons rather than barriers.
Ultimately, the influence of positive people has shaped my outlook and approach, bolstering my confidence and instilling the belief that with the right mindset and support, anything is achievable.
