Hi Hussain, so excited to talk about all sorts of important topics with you today. The first one we want to jump into is about being the only one in the room – for some that’s being the only person of color or the only non-native English speaker or the only non-MBA, etc Can you talk to us about how you have managed to be successful even when you were the only one in the room that looked like you?
Based on my experiences I am usually underestimated because of how I present. That is a combination of my youth, tattoos, style of dress (T shirts and sweats) and my skin color.
I use that to my advantage because it allows me to pick my entry points into discussions and the reality is when you have low expectations of someone when they do something even on par with general expectations others in the room are captivated.
At that point it’s my decision where I want the rest of the meeting or event to go. I usually pace myself, especially if it’s the first time I’m in this new group.
You don’t want to over speak or get too much attention because then you can lose the positive energy you built up with the group.

Thanks, so before we move on maybe you can share a bit more about yourself?
Day to day I coach and mentor clients with real estate investing. The range of coaching or mentorship spans anywhere between a client giving my company HA Homes funds for a fixed return on investment all the way up to being hands on with a client and walking them through the house flipping process from scouting a deal all the way through the closing process.
Just last night I had a 3 hour group session with clients interested in entrepreneurship. The ages of these students ranged from 18-29. Our discussion covered topics from time management all the way through to determining the ROC (return on capital) on a property we are interested in investing in. We reviewed the numbers and determined if we should keep the unit as a long term rental or as a quick flip.
My two companies HA Homes and Mind Molders helps clients learn about money management, real estate investing, business credit and tax strategies.

Looking back, what do you think were the three qualities, skills, or areas of knowledge that were most impactful in your journey? What advice do you have for folks who are early in their journey in terms of how they can best develop or improve on these?
My primary skill is public speaking. Public speaking has made me more money than anything else I have done in my life. Most people are scared to speak in front of a group. In a previous life I worked for the New York City Department of Education for 14 years. During that span of time I held a few positions both classroom and administrative. I was known as, “Mr. H” or “Mathman H” later on in my career.
That is important to note because even teachers and principals do not like public speaking. It would seem like they would all love being the sage on the stag, however that is false. When the time comes to speak with peers or a new group of people you might be surprised how many educators do not like being in the spotlight.
So make sure, you watch some videos on what to do and what you should never do when speaking to a group or when you’re entering a room filled with people you don’t know. That will improve your interactions a great deal.
Second, you have to have the resilience. You are going to have to endure hardship, discomfort, lack of sleep, misunderstandings, self doubt, depression, lack of time, and more.
When you’re starting off things will be difficult. Intelligence, attractiveness, likability, motivation and enthusiasm are all going to be helpful but not the keys to success.
The people who have the most accomplishments are the ones who can focus on a given task when they have low energy, or when stress comes from all directions. You have to be able to say my pursuit is more important than my health, my family, my friends, my personal comfort. If you cannot do that you will not be efficient in achieving your task. You will be like 80-90 percent of the people you know who are alright with getting by.
The top 1% of the 1% understand that you have to put in work to get to the mountain top and you have to have the right supporting cast around you to do so. The beginning of any new venture is the hardest part of the journey. Once you get your operations to a place where they can become self sustaining or managed by others then you can step back and then revamp your priorities. Winning isn’t easy it takes major sacrifices to become successful.
The final skill I would suggest any new business person develop is goal setting. Most people do not know what a goal is. Most of my new clients have wishlists not a list of goals.
Within goal setting you can develop time management skills, delegation skills, the refinement process, how to prioritize your current tasks and more.
If you fail to plan, you plan to fail.
