We were lucky to catch up with Jason Dishon recently and have shared our conversation below.
Hi Jason, thanks for sharing your insights with our community today. Part of your success, no doubt, is due to your work ethic and so we’d love if you could open up about where you got your work ethic from?
I was raised in a structured, well-disciplined household by my father, who served in the Air Force, which instilled a strong sense of responsibility and accountability from an early age. After serving in the Marines, I transitioned into leadership roles as a senior executive at Fortune 500 companies, where I was responsible for delivering results and reporting to investors and shareholders. That experience shaped how we run our property management business today—focused on efficiency, strong processes, and exceptional guest experiences, ultimately leading to happy owners and great reviews.
Great, so let’s take a few minutes and cover your story. What should folks know about you and what you do?
As a real estate investor, I leverage my experience to help fellow investors maximize their returns, but what truly sets us apart is our focus on design. We don’t just manage properties—we create unique, memorable spaces that enhance the guest experience and make listings stand out in a competitive market. Our approach goes beyond functionality; we brand each unit as an individual and exciting place to stay, ensuring it leaves a lasting impression.
What started as designing our own units quickly evolved into a service we now offer to others, helping property owners elevate their short-term rentals with thoughtful, curated interiors that not only attract more bookings but also encourage repeat guests. We believe that great design drives success, and by integrating aesthetics with strategic hospitality, we create spaces that feel immersive, inviting, and unforgettable.
We’re always exploring new ways to push the boundaries of short-term rental design, and we’re excited to continue expanding our portfolio with fresh, innovative concepts. Whether it’s a themed getaway or a sleek, modern retreat, we craft experiences that make every stay special.
Looking back, what do you think were the three qualities, skills, or areas of knowledge that were most impactful in your journey? What advice do you have for folks who are early in their journey in terms of how they can best develop or improve on these?
Looking back, three key areas of knowledge have been instrumental in my journey: strategic investment, tax benefits, and market adaptation. First, if you’re going to invest, don’t just buy a turnkey unit—design it to create an experience, not just a place to stay. Our philosophy, Experience Your Stay, is about making properties stand out by crafting moments and memories that guests will talk about long after they leave. A well-designed space isn’t just an aesthetic choice; it’s a business strategy that drives higher occupancy and premium pricing.
Second, understanding how to maximize tax benefits is crucial to being a successful real estate investor. Many new investors don’t realize the differences between an investment property and a second home, or how they can leverage tax strategies to optimize their financial returns. Taking the time to educate yourself—or partnering with someone who knows the ins and outs—can make a massive difference in your bottom line.
Finally, knowing your market and adapting to it is key. In Nashville, for example, the short-term rental market is highly competitive, not just among Airbnbs but also with hotels. One-bedroom units are oversaturated, making it difficult to stand out, whereas larger properties with two or more bedrooms fill a gap that hotels often can’t accommodate. Understanding these nuances allows investors to position their properties more effectively and increase profitability.
For those just starting out, my advice is to go beyond the basics—don’t just buy, curate. Learn about tax advantages early on, and research your market thoroughly before making a move. A successful investment isn’t just about owning a property—it’s about designing an experience, structuring your finances wisely, and positioning yourself for long-term success.
Tell us what your ideal client would be like?
Our ideal client is someone who views their short-term rental as a business investment rather than just a side project or second home. They understand that success in this industry requires more than just listing a property—it’s about strategic positioning, thoughtful design, and expert management. We work best with owners who are willing to take our professional advice, trust the process, and see us as true partners in maximizing their investment.
The most successful clients are those who recognize that leveraging expertise leads to higher returns. They’re open to implementing proven strategies, whether it’s dynamic pricing, market-driven design, or operational efficiencies that enhance guest experience and drive occupancy. They also understand that short-term rentals are more than just a place to stay—they’re an experience. By investing in unique, well-designed spaces, they create listings that stand out in a crowded market, attract high-value guests, and generate repeat bookings.
Ultimately, we thrive when working with property owners who see this as a long-term, scalable business. They know that hiring a property management and design team means trusting professionals to do what we do best—optimize their investment, create unforgettable spaces, and deliver an exceptional guest experience. If you’re ready to maximize your property’s potential and treat it like the high-performing asset it can be, we’re here to help you achieve that vision.
