We were lucky to catch up with Lisa Culp Taylor recently and have shared our conversation below.
Appreciate the insights and wisdom. Before we dig deeper and ask you about the skills that matter and more, maybe you can tell our readers about yourself?
After working as a second-generation Realtor for several decades in Middle Tennessee, every day I wake up with an excitement and appreciation for my role in helping clients find a new home! It is a big responsibility to usher someone through this process and a privilege I never take for granted. I love connecting people with a beautiful property achieving their goals for their next home adventure or their first home adventure! Our LCT Team is driven to leverage our resources to the full extent as we creatively help our clients reach their home goals and we do it with a tenacious spirit – thus the unique LCT experience. We serve clients with all price points of homes from starter home, expanding or down-sizing. We’re also privilege to work with around a dozen top home builders in Middle Tennessee which helps us understand the home building process from the ground up and know first-hand what makes a great home.
I’m proud our team has consistently earned a top spot as a Parks Realty team. Earlier this year, the Wall Street Journal RealTrends announced LCT Team is #1 in Tennessee for Medium Team – Volume – as well as #20 in the nation. Greater Nashville House & Home magazine also named us Favorite Realtors for 2023! Yes, these accolades are special to us but earning our clients’ positive feedback, growing these relationships and helping support and serve our community is also a huge honor. On a personal note, I live with my family in the Franklin area which includes several rescue animals, a passion of mine as well, and, a portion of each my commissions is donated to Snooty Giggles or the Make A Wish Foundation.
Looking back, what do you think were the three qualities, skills, or areas of knowledge that were most impactful in your journey? What advice do you have for folks who are early in their journey in terms of how they can best develop or improve on these?
When I was younger, I would walk new homes with my dad who was a Realtor and this helped me develop an interest and curiosity for new construction and development something I continue to embrace today. This really ignited an interest in me to know everything! I honed my knowledge and skills to be an expert on new construction and home in Middle Tennessee. This expertise in new construction and development has impacted my career in representing almost a dozen, top builders today. This also impacts my understanding of home resale and understanding modifications someone might want. Ultimately, it’s helped me better serve my clients. want.
2. Honing skills has been important through continuing education. Leading my team by example, we all continue to seek new certifications, attend industry conferences and collaborating with colleagues who are also continuing to improve and hone their skill level.
3. Building on this honing of skills, continuing to learn has been a big impact on my life from the beginning. I knew I didn’t want to attend college and waste my parents money. I dug into the various jobs needed to be a Realtor to understand fully the process and this desire to continue to learn has served me well. I like to also surround myself with people who have the desire and passion to continue to learn because things change in construction, development, technology and materials.
What is the number one obstacle or challenge you are currently facing and what are you doing to try to resolve or overcome this challenge?
Nationwide, interest rates have had a huge impact of the changing home market. Educating buyers and sellers is helping to overcome this and being very strategic and creative with options has been key. As people wait on changes in rates, we are working to help motivated sellers and buyers make the best decisions possible understanding that you can refinance in the future. Ultimately, investing in real estate and a home is always a solid financial decision.
How did you develop your ability to effectively communicate.
Effective communication is key to being a good Realtor and businessperson. Through observing, experience and sometimes frustration, I’ve really honed my ability to effectively communicate with the goal of being helpful, of service to others and by showing respect. And, sometimes communicating is hearing what someone isn’t saying. Here’re my top tips for in-person effective communicating:
- Be an active listener instead of thinking about what you are going to say next.
- Stop talking so you can fully embrace what someone is saying. This sets the tone for the conversation. Give someone the respect of being fully engaged and listen.
- Practice give and take in communicating. Allow the person to make a point, acknowledge it and move forward.
- Allow someone to process when talking. Again, this requires active listening.
- Communicate in the style of the person you are conversing with to be effective and to help them understand and absorb your points. But, also, be yourself.
- You don’t always have to be right. You can have a difference of opinion and agree to disagree. This goes back to being respectful and listening.
- When communicating effectively, determine what matters and don’t feel it’s necessary to argue.
