It starts with preparation. Before we ever write an offer, my clients have a clear understanding of the market, the property, and what it takes to be competitive in that moment.

From there, it comes down to structure and communication. That could mean price, terms, timing, or understanding what matters most to the seller. No two situations are the same.

I also spend time connecting with the listing agent so we’re not just submitting an offer, we’re positioning it in the strongest way possible. When you combine preparation with a thoughtful approach, that’s what gives my clients an edge.

A lot of opportunities here happen through relationships. Many homes are shared privately before they ever reach the broader market.

I stay closely connected with other top agents in the area, so I’m often aware of opportunities early. That allows my clients to see homes sooner and, in some cases, avoid competing with a larger pool of buyers.

It also helps that agents know I bring serious, well-prepared clients. That trust makes a difference in how and when opportunities are shared.

Real estate is closely tied to community, especially here where schools play such a big role in why people choose to live in certain areas.

As a mom of three boys who have gone through the local schools, I’ve seen firsthand the impact that strong schools and resources have on families. It’s something that’s very personal to me.

Through our Make the Move initiative, we give back to local public schools on an ongoing basis to help support programs and resources for students.
