Ben, so great to have you with us and we want to jump right into a really important question. In recent years, it’s become so clear that we’re living through a time where so many folks are lacking self-confidence and self-esteem. So, we’d love to hear about your journey and how you developed your self-confidence and self-esteem.
Developing confidence doesn’t come from a single event, it comes from one’s entire journey. I grew up in a real estate household in Tampa, Florida. My parents were real estate brokers and
so was I from a very early age: I swept the floors! So, I’ve been in this business almost all my
life and certainly all my adult life.
I joined the Air Force out of high school and that certainly was a character builder, but I have
been pretty confident, honestly, most of my life.
Over the years I’ve had the privilege of working with countless home building professionals.
From all these interactions and transactions, each time, I learned something new. I had my share
of false starts, but for each challenge I faced, I was able to overcome and that added to my
confidence. The more situations you navigate, the more problems you solve, the more assured
you become in your abilities.
You really do learn from your mistakes, and I’ve always strived to be the best. I spent countless
hours understanding the nuances of the market, trends, and the unique needs of my clients. When
I made a mistake, I leaned into it to learn what I did wrong so I wouldn’t let history repeat itself.
By becoming an expert in my field, I naturally built confidence in my abilities.
I have always been a problem solver. Inventing new technology to help my customers has been
the hallmark of my career. It’s what has allowed me to achieve three Guinness World Records.
But most importantly, by embracing technology early on, my confidence was bolstered by the
positive results it brought my builder clients.
The confidence I have today comes from my dedication, experience, and my unwavering
commitment to excellence. It's about knowing that you've put in the work and are equipped to
handle whatever challenges come your way.
Thanks for sharing that. So, before we get any further into our conversation, can you tell our readers a bit about yourself and what you’re working on?
Unlike most real estate agents, all my clients are home builders in Dallas-Ft. Worth, Houston, Austin and San Antonio. I invented a unique platform called "HomesUSA.com," which
streamlines the process of listing, marketing, and selling new homes for builders. By embracing
technology, I've been able to optimize the sales process for new homes, helping builders manage
their inventory more efficiently, and sell homes faster.
The most exciting aspect of my work is the opportunity to innovate within the real estate
industry. By merging my real estate knowledge with cutting-edge technology, I've been able to
serve my clients in ways that were previously thought impossible. Since 2004, I’ve sold over
54,000 homes for builders totaling more than $20 billion, which would have been impossible
without my current web-based platform. My technology has helped me sell $3+ billion in new
homes last year alone.
My brand and the HomesUSA.com brand stands for speed, accuracy, integrity, efficiency,
experience, knowledge, professionalism, and a commitment to provide the highest level of
service excellence to our clients every single day.
As part of our quest for providing superior customer service, I am working on several major new
cutting-edge technologies for production builders. And we recently launched a new API-based
technology to help builders better manage the distribution of their new home listings. We are
always working on ways to improve the real estate business for our builder clients.
Looking back, what do you think were the three qualities, skills, or areas of knowledge that were most impactful in your journey? What advice do you have for folks who are early in their journey in terms of how they can best develop or improve on these?
1. Integrity: In my business, your reputation is everything. Being honest, transparent, and ethical in all dealings is paramount. It builds trust with clients, partners, and colleagues.
Every transaction, no matter how small, is an opportunity to demonstrate your commitment
to doing right by everyone involved.
2. Adaptability: The real estate landscape is ever-evolving. Market dynamics shift, new
technologies emerge, and client needs change. Being able to adapt, whether it's by embracing
new technology or adjusting strategies in response to market fluctuations, has been a
cornerstone of my success.
3. Relentless Dedication: The path to success in any field is to work hard and remain focused
and dedicated. Every road is paved with challenges. There will be highs and lows, successes
and setbacks. Being dedicated means not only working hard but also persevering through the
tough times. It's about staying focused on your vision, refining your approach when needed,
and maintaining a relentless drive to achieve your dreams.
We’ve all got limited resources, time, energy, focus etc – so if you had to choose between going all in on your strengths or working on areas where you aren’t as strong, what would you choose?
For someone in real estate, especially in a niche market like mine, where I work closely with home builders, capitalizing on my strengths has been the key. By focusing on what I do best, I've
been able to offer to achieve a level of success despite all the trials and tribulations of the real
estate business. Going all in on my strengths allows me to differentiate myself in what typically
is a highly competitive marketplace, yet in the niche I have carved out, I really don’t have any
competitors that do what I do.
However, it is essential not to neglect areas where one might not be as strong. Before I built my
platform, I was just learning about the internet and knew nothing about software development.
Today, I help manage a team of software developers as part of my business.
